Our company, Western Pennsylvania Gas Leasing Consultants, has negotiated pipeline rights of ways for hundreds of clients. Some of those projects:
- Sunoco Mariner East I and II Pipelines
- Laurel Mt. Midstream
- Gateway Dominion Pipeline
- Ni-Source
- EQT
- Rice Poseidon (Washington and Greene Counties)
- Shell Falcon Pipeline
Current news: We are currently negotiating pipeline right of way easements in Washington, Westmoreland and Beaver Counties. In Westmoreland County, we represent miles of landowners along the CNX Gathering LLC pipeline.
Representing large numbers of landowners allows us greater access to information as to the market rate for pipeline right of way. Our negotiators are experienced in limiting the broad scope of a general pipeline agreement. Care must be exercised or a landowner may find his surface being used for purposes he has never envisioned. In hiring our company, you will receive access to current information about market values and expert negotiation in limiting use.
Pipeline companies study multiple proposed routes and create alternative routes to acquire a right of way at the lowest cost, considering engineering, construction, and right of way acquisition costs. A pipeline right of way agent is a company employee focused upon acquiring a right of way at the best terms for the company. Often when a pipeline route is permitted, a landowner will experience additional offers for a pipeline. A proven engineered and permitted route is attractive to other companies. It is important to negotiate that first pipeline right of the way well, so as to set the landowner up for additional pipelines, which will benefit them financially. Signing the wrong agreement will cause the landowner to lose a great financial opportunity.
